The Homeowner’s Guide to Deciding Between Roof Repair and Replacement

Granule Loss

If you notice that your gutters are accumulating a thick, sand-like material, it’s possible that your shingles are suffering from excessive granule loss. Once they shed, the underlying asphalt is exposed to the elements, causing it to bake and become brittle, eventually cracking.

Curling, Buckling, or Missing Shingles

Shingles are engineered to lay flat and interlock, creating a watertight seal. If you notice edges curling upward, or the middle of shingles buckling and popping, they’re no longer providing that seal. In our high-wind climate, these compromised shingles are vulnerable to being ripped off entirely. While a single, isolated leak caused by a rogue branch or a minor storm issue can be patched, recurring stains in different parts of the home suggest that the underlayment is failing. 

If moisture has already penetrated to your home’s interior, the time for simple repairs has passed. It’s time to take action to avoid expensive structural damage.

 

How Old is Your Roof?

Even if a roof appears to be in decent condition from the curb, age is a critical factor. Most asphalt shingle roofs are rated for 15-25 years. As they approach the 20-year mark, the oils that keep the shingles flexible begin to dry out, making the material brittle and prone to breakage.

Furthermore, many insurance providers change their coverage terms once a roof passes a certain age. If you can’t remember when your roof was last replaced, an expert inspection can provide the data you need to plan for a replacement before an emergency occurs.

 

Visible Sagging of Roof Decking

A sagging roofline is a severe warning sign. It usually indicates that the wood decking underneath the shingles has been saturated with moisture for a long time. This leads to rot and structural weakness.

 If you notice a visible dip or bow in your roof, this is no longer just a maintenance task or a simple repair. It’s a structural concern that requires immediate professional evaluation.

While targeted repairs can do a lot to extend the lifespan of a roof that’s otherwise in good shape, they can’t reverse systemic decay.
